Photos - Home Staging

Entry/ Foyer  - Stage

I wanted to add just a few items that would welcome guests without cluttering the space...

The mirror definitely helps to make the space feel bigger and the burlap lamp shade along with the woven wicker candle holder (with crushed sea shells)  as well as a few large conch shells, give the space some texture and warmth.
I added a family pic from one of our beach vacations so you get welcomed by our family the minute you walk in the door ........

Beach City - Coastal Home Stage
Living Room  -Before

Challenge:  working with these very large, very white, modern leather sofas

Living Room - After
Goal:  create a warm, inviting coastal feel -  home is on the water

Lamps, Coffee Table Books ( about lighthouses.coastal themes), and a carved wooden bowl gave some added decorative touches without cluttering the space.  The pillows bring in some of the coastal colors we were using as well as help to tone down some of the  white on the sofa/Chairs.

A Lamp with linen shade for accent lighting and sea grass baskets for texture and hidden  storage

Formal Dining  - Before
Challenge:  How to bring a more casual, comfortable feel to this formal dining room

Formal Dining - After
Goal:  add some soft blue coastal colors and accents

We added a large glass container with crushed seashells and a candle as well as a  soft blue/gray table runner to coordinate with the the at work chosen.

Formal Living - Before
Challenge:  Dark leather sofa/chair, not very inviting

Formal Living - After

We added soft linen draperies to frame the window as well as pillows in linen, blues and grays.  We also found a black and white antique sail boat picture to bring a bit of the coastal feel into this formal living area.  We also moved a small table from another room to put beside the chair along with a lamp and a few accessories.  It creates an warm and inviting space to enjoy and  greet your guests in.

Kitchen - Before
Challenge: needs a little pizzazz  above the large space above the cabinets

Kitchen - After

We added some large copper platters and pots to coordinate with the copper back splash.   We also added a few baskets and wooden decorative pieces to bring some texture to this space.

Master Bedroom - Before
Challenge: Bland - white - master bedroom

Master Bedroom - After
We added some coastal blues(the master bedroom looks directly out to the water).
The art work above the bed are canvas sketches of nautical tools.
The quilt on the end of the bed coordinates with the blues in the pictures as well as adds a nice tropical feel with the palm leaves.

Built In  - Master - Before                                        Built in - Master After

I just added a lamp and some photos to this built in nook.  Accent lighting really gives the space a warm glow.

Clear Lake Empty Condo
Coastal - Home Stage

I added bedding using the coastal blue color in the Euro pillows along with the bamboo tropical quilt at end of bed for a natural element along with sea grass lamps for texture

I added a  painted wooden table, and mirror.  The lamp was added for a soft lighting effect.  I also put candles in the empty fireplace to lighten the empty dark space.

I used an oil canvas with soft blues and warm tones to tie in the blue coastal color in the pillows and the curtains and add some color to the walls.  The fireplace was off center so I added the tall glass vase with bamboo and tall candle stick to create balance.  Baskets were added under the TV console for extra storage

I added the blue and natural jute pillows along with a chenille throw to finish off the coastal design I was striving  for.  The wicker tray added texture and functionality to the foot stool
